Merujuk kepada Seksyen 9 Akta Bangunan dan Harta Bersama (Penyelenggaraan dan Pengurusan) 2007 (Akta 663), kami dengan ini memberi notis bertulis untuk mengadakan Mesyuarat Agung Tahunan Ke-Dua sepertimana maklumat tertera dalam lampiran ini.

Disertakan bersama lampiran ini adalah borang perlantikan proksi dan surat wakil kuasa untuk tindakan lanjutan anda.

As part of maintenance fee collection exercise, namely overdue amount owed by defaulters, the Management will begin the water clamping operation this coming Mon, 7th December 2009 to Wed, 10th December 2009.

Only those owing in excess of RM 300 (Ringgit Malaysia Tiga Ratus) and above will be affected.

Kindly settle your overdue account at the Management Office soonest possible.

Those caught breaking the water clamps will be reported to the police and WILL incur the cost of damaged clamp in their monthly maintenance bill.

Should you need to settle any overdue amount via installment, kindly contact our Building Manager, En. Mustaffa Khamal for assistance.

During the site inspection with Management and Inland Security Service on Monday, we found a couple of abandoned cars inside the Block C parking complex. Some could be there for months or years. Many have been vandalized or cannibalized for parts. At this moment, we are unable to identify the status of these vehicles.

These abandoned cars are becoming an eyesore to residents and tenants alike.

The Management will try to contact both lot and car owners after the Hari Raya holidays before engaging a tow truck to remove these eyesores from Flora Damansara compound.

We will inspect the Block E car park as well as hidden areas in FD to determine the number of abandoned cars which maybe around 8 to 10 cars easily.

The lift service provider, Potensi Terus would like to assure all residents and owners that lifts at blocks D, E & F are SAFE as maintenance are performed on a regular basis.

Prior to 31st March 2009, all lifts are in terrible conditions due to the following:

a.) Vandalisme – parts were either stolen or missing (used for other lifts)
b.) Leaking gearbox – leakage due to lack of proper maintenance
c.) Faulty electronics – parts missing or never return from warranty (from previous service provider)

Since then, they have rectified most of the problems and in the process of getting other non-operational lifts back to working condition again.

At the moment, the following lifts are in working condition:

Block C: 1/1 lift not working – under DLP (developer)
Block D: 4/4 lifts working
Block E: 3/5 lifts working, 2 under service
Block F: 3/5 lifts working, 2 under service
Block H: 3/5 lifts working, 2 not working – under DLP (developer)

Due to high theft rate, the Management have instructed them to install CCTVs for lifts at Blocks D, E and F. As of 18th September 2009, all CCTVs are in working condition. Video footage are downloaded on a weekly basis.

Last but not least, lifts at Block H are still under DLP (Defect Liability Period) and we have been chasing the developer to rectify them since Day 1. Till today, there have not been any action taken and we will continue to chase them no matter how long it takes. Same goes to the Block C car park lift which has NOT been operational since Day 1.

We, the JMC of Flora Damansara hope to solve all outstanding lift problems by year end.

The Management

The Management today with cooperation of Inland Security Services have installed Watchman clock points for the entire Block C car park. This will allow security guards to patrol the area on a regular basis. With the watchman clock, the Management will have full patrol logs on a daily basis.

Plans are under way to install more clock points to Block E car park. At the moment, we will concentrate on the high risk areas first but rest assured that more points will be added by next week.
